Most of the properties that we rehabilitate, we sell to an investor or an end user.
For end users, these properties are headache free option to move into the completely renovated house in the neighborhood of their desire, usually established neighborhoods filled with old houses. They know that, even though the house is old, they will be the first ones to use that kitchen or that bathroom and decorate it exactly the way they want, and start the new era of that property based on their needs and wants. Moreover, if that property is a multifamily house, they will live in one of the units and rent others, and that way they will cover most, if not all, of their debt service.
For investors, on the other hand, our renovated properties are the right way to go. When we renovate, we change everything that needs to be fixed, for new! Our renovated property will be free of capital expenses for many years after the renovation, and therefore are exelent rental properties. Moreover, as an additional service, we can help investors rent and manage those properties.
